of Colorado Springs Class A properties for institutional investors. Our

services, including accounting, maintenance and architectural design and
construction. We place a high value on tenant relations. Direct, daily
contact with building tenants is critical to our successful track record

prepared to offer on-site management services or consistent communication
through our team of management professionals.
Property Management and Maintenance

Sierra Properties, Inc. maintains a skilled and responsive property
management services team responsible for coordinating all aspects of
building operations. Vendor contracting and reporting to owners is
accomplished through our on-staff professionals. When necessary, on-site
management personnel are in place to provide immediate, ongoing attention
to owner and tenant needs.
Direct, daily contact is essential to building and maintaining relationships
that result in retention of quality tenants. Our maintenance, management,
leasing and architectural services staff are responsive to day-to-day needs
as well as proactive upkeep that results in operational cost savings. A
skilled staff of plumbers, electricians and HVAC experts is prepared to
address most maintenance and repair needs without outsourcing to more
expensive third-party contractors.
Accounting Services

Sierra Properties features a full-time accounting staff that is dedicated to
protecting your financial interests and providing consistent, accurate
reporting of income and expenses. Our accountants work closely with
building owners as well as their financial entities to coordinate all
facets of the accounting picture. These activities include managing
accounts payable, accounts receivable, invoicing, rent and operating
expense collection, annual expense billing and collections and monthly
reports to owners. Our personalized service extends to customized financial
reporting that aligns with owners’ individual needs.
Detailed annual budgets are prepared to project income and expenses as well
as capital budgets to provide owners with accurate estimates of future
investment performance. Each budget represents a cohesive effort that
involves Sierra’s management, leasing and accounting staffs.
Architectural Design and Construction Management

Sierra Properties, Inc. provides supervisory services for all tenant finish
work in the properties we manage. We coordinate the architect and general
contractor; review, negotiate and approve all bids and schedules; supervise
physical construction; pay all invoices and collect lien waivers on all
payments made; and conduct the final walk-throughs of the tenant finish
including punch list items.
